Capitalization rates are continuing to increase as investors demand higher returns for the risk, but more importantly, in 2011, due to a halt in apartment construction, new apartment inventory will be the lowest in 50 years. This eventual shortage will result in higher lease rates for existing units. Although we are advising our clients to be very cautious in his/her approach, it is our belief that unique investment opportunities will be presented to us in the coming months
