Q: Do I have to apply if I want to rent a property managed by SMGRE?
A: All tenants over the age 18 must submit an application to be considered for a property. When you are interested in a property, we ask that you sign a form verifying that you meet our minimum criteria and fill out an application. We run a credit check, national criminal background, an employment verification and rental history verification. The process usually takes less than 48 hours.
Q: What is the application fee?
A: If you apply online, the application fee is $38. If you use a paper application, the fee is $45. Married applicants can apply jointly on paper for $45, but married applicants filing online must pay $38 each. Sorry! The system is only set up to accept individual applications.
Q: What fees are required when the lease is signed?
A: Unless an owner has requested another arrangement, we typically need to collect the first month's lease and a deposit equivalent to one month's rent. For pets, we typically require a $350 deposit per pet, which would also be due when the lease is signed. All of these fees must be paid with a cashier's check. Future rent payments can be paid with personal check.
Q: How can I report any problems with my property or request repairs?
A: You can fill out our form here on our website that will be automatically emailed to help@smgre.com. You can also send an email directly to help@smgre.com and it will be forwarded immediately to your property manager.

Q: How long does it take to receive my deposit back after I've moved out?
A: You will receive a statement within 14 days that will either include a check or the exact reasons why the funds are temporarily being held.
Q: Where can I pay rent?
A: We are currently working on a feature that will allow you to pay your rent online. In the meantime, please mail your checks so that they arrive by the 5th of the month to avoid late penalties.
